The model, simply

Four steps. Executed carefully, repeatedly.

Land flipping isn't magic and not every deal wins. It's a disciplined process — and each step carries genuine costs and risks you'll learn to manage.

  1. 01

    Find undervalued land

Pick markets deliberately, then generate motivated-seller leads through direct outreach.

Reality check · Most leads won't become deals. Marketing has a real cost.

  2. 02

    Assess the opportunity

Due diligence on access, zoning, title, utilities, flood and comparable sales.

Reality check · Many parcels fail diligence — walking away is part of the job.

  3. 03

    Buy with a plan

Offer only with a clear exit, a resale price range and a budget for closing costs.

Reality check · Closing, title and holding costs come out of your margin.

  4. 04

    Market & resell

List, price and sell — for cash or on seller-finance terms — to end buyers.

Reality check · Some parcels sell slowly or for less than planned.

Why land, why the US, why now?

A quieter corner of property.

Many UK investors know the traditional routes: buy-to-let, HMOs, refurbishments. They can work — but they often come with tenants, repairs, contractors and a business that quietly becomes a full-time job.

The US has an enormous supply of vacant land, held by owners who often no longer want it. Because there's nothing built on it, there are no tenants to manage and no refurbishments to oversee. The work is in finding the right parcels, checking them properly and reselling them well.

Why now? Because remote tools — online records, digital closings, virtual marketing — mean someone in London or Lisbon can learn to run this process with discipline. We make no claims about where any market is heading.

General comparison for illustration only. Every route has its own risks; neither is “better” for everyone.

Your host

Matthew Moody

Co-founder, Land Formula · Co-founder, Your Land For Sale Superstore LLC

Matthew isn't a seminar personality — he's an operator. He co-founded Your Land For Sale Superstore LLC, an active US land investing business, and has spent multiple years running it: choosing markets, buying parcels and reselling them to end buyers.

Land Formula grew out of that work — a way to teach the same practical, systemised approach to people who want to build a land business without tenants, construction or large teams.

On the day, he'll share the process as it's really run — including the parts that cost money, take time or go wrong.
